Tenant credit & Referencing is crucial
Do not risk it, reduce risks when letting a property by carrying out a tenant credit & referencing before you grant your tenant a tenancy. Most tenants look good and make a good impression on a landlord when viewing a property. It is essential you carry out full credit & referencing checks on all your tenants.
Here’s a breakdown of what to expect when landlords carry out a tenant credit & referencing:
Tenant credit & Referencing what does it include?
All of our tenant reports include a linked address search. Why are linked address searches important?
If tenants move frequently (or try to hide their address history) there is a real risk you will not find any court-enforced debts that may exist such as CCJs, Court Decrees, IVAs or bankruptcies. Linked address searches will help prevent this from happening.
All AFS tenant reports are provided using Creditsafe, all purchases are subject to agreeing to our terms, details here: Terms of service.
This report checks the past history of a tenant (or guarantor) to identify any financial issues that could affect their suitability to take on a tenancy agreement, specifically:
- County Court Judgements (CCJ’s) or Court Decrees for the last 6 years with financial values awarded, the date the award was made and court references.
- Details of any Debt Management applied to the tenant, including the date commenced, and the date the order/agreement ends (where applicable).
- Any details of Bankruptcy or Sequestrations filed against the tenant over the last 6 years.
- Any record of Insolvency filed over the last 6 years.
The report is usually delivered to you within hours. Although we officially give a time estimate of 24 hours. Weekends and public holidays not included.
Why not order your tenant report now!
