What’s Included in Your Tenant Reference Report?
The British Landlords Association provides a comprehensive tenant referencing and credit check service for landlords and letting agents. Our service is designed to make tenant screening quicker and easier while providing important information to help you assess a prospective tenant before granting a tenancy.
Much of the information required for the tenant reference check is obtained directly from the prospective tenant, reducing the administrative work for landlords and letting agents. Where further information or clarification is required, the applicant may be contacted directly as part of the referencing process.
Where applicable, references may also be sought from the applicant’s employer and previous landlord.
Your Tenant Referencing Report May Include:
✓ Credit History & Financial Checks
Relevant credit information that may assist you in assessing the applicant’s financial history.
✓ County Court Judgment (CCJ) Checks
Checks for relevant County Court Judgments and other adverse credit information.
✓ Identity & Address Verification
Checks to help verify the applicant’s identity, date of birth, and address information.
✓ Electoral Roll Information
Relevant electoral roll information may be checked where available.
✓ Affordability Assessment
An assessment of whether the applicant’s financial circumstances appear sufficient to meet the proposed rental commitment.
✓ Employment & Income Verification
Employment and income information may be verified to help assess the applicant’s ability to meet the rent.
✓ Previous Landlord Reference
A reference may be sought from a previous landlord, where applicable, to help verify the applicant’s rental history.
✓ Bankruptcy & Insolvency Information
Checks may identify relevant bankruptcy, insolvency or Individual Voluntary Arrangement (IVA) information.
✓ Linked Address & Name Checks
Relevant linked or previously undisclosed address and name information may be identified as part of the referencing process.
✓ Payment & Credit Information
Relevant information concerning adverse or missed payments may be considered where available through the credit-checking process.
✓ Guarantor Referencing
Where a guarantor is proposed, a separate reference can be undertaken to assess relevant identity, credit and affordability information.
✓ Overall Referencing Assessment
The completed report brings together the available referencing information to help you make a more informed decision about the prospective tenant.
A Simpler Tenant Referencing Process
Our tenant referencing service is designed to reduce the time landlords and letting agents spend gathering information and contacting applicants and referees.
The prospective tenant provides much of the required information directly through the referencing platform. Relevant checks are then carried out and, where applicable, employers and previous landlords may be contacted for references.
Once the checks have been completed, you receive a tenant referencing report containing the available information and assessment to help you consider the tenancy application.
Please note: Tenant referencing provides information to assist with your decision-making but cannot guarantee that a tenant will pay the rent or comply with the terms of a future tenancy.
