Government opens consultation on renters’ energy efficiency

epc regulation 2018The UK Government has opened a consultation on changing the regulations for private rent landlords’ minimum energy efficiency standards.

The regulations will govern how 300,000 privately rented homes currently below the minimum energy efficiency standards will be brought up to standard.

Landlords will have to pay for improved insulation and other efficiency features such as LED lighting, enabling residents to have cheaper energy bills and warmer homes.

However, the proposal aims to introduce a cost cap, to protect landlords against paying excessive amounts.

This could see landlords needing only to see investment in improvements to an EPC F or G rated property up to the value of a chosen cap – the government’s preferred cap is currently stated as being £2,500 for each property owned.

Anyone can respond to the consultation, which closes at 11:45pm on the 13th of March, 2018.
