My tenant works as a Nanny and wants to start child-minding at home (my property). There’s now no buy-to-let mortgage in place which had previously prohibited her from doing so.

My Insurance Company informs me that my current Landlord’s Insurance Policy is unaffected.

I’ve called several councils, and they all seem to concur (after much head-scratching) that all I have to do as a Landlord is give her written permission to do so. She will obviously have to jump through all the hoops and get approval visits, deal with OFSTED, environmental health, get her own insurance, bear any costs, etc.

Can anyone out there confirm that as Landlord of the property, I have no responsibilities in her little venture?

Nothing obvious save the property from the landlords point of view must be safe, any fall injuries may bring the vultures – no win no fee injury lawyers breathing down your neck. (BLA Legal team)
