My tenant has not reported a leaking bath seal resulting in damp in the adjacent bedroom and rotting floors under the bath and in the bedroom. She is claiming she was unaware of the problem which came to light when she reported an ant infestation. I\’ve been quoted £560 to repair the bathroom including the floor and decorate the bedroom. The bedroom floor repair will be extra. The same thing happened in 2018 when she failed to report the roof leaking and it was fully managed by an agent, I don\’t see why I should have to pay for decorative works again on the same bedroom! Does the tenant have to be evicted to take funds from the deposit if she refuses to pay the bill? There has been no offer of helping to rectify this problem, I have plenty of photos and there is paper hanging off the walls. No way is this not visible you can even smell it.
