I have a long term tenant (almost 10 years) who is asking for repairs to be undertaken (painting throughout, new carpets, repairs to window handles etc.). There have been repairs undertaken during their time in the flat but some work is necessary. However, not everything is fair wear and tear and there is evidence of some tenant damage to the carpets and walls (staining and chipping damage etc.) so I feel that there should be some deduction from the deposit as well as me paying for the works. I anticipate that the tenant will want to renew the tenancy at the end of the current fixed 12 month period (a couple of months away).
Does anyone have experience in dealing with deductions from a long term tenant’s desposit ahead of a tenancy renewal? The desposit was never increased to reflect the increases in rent over the years so it would need to be topped up in line with the new tenancy when that happens.
its important you maintain a good relationship with your tenant. It would be a good idea to go through the itmes with your tenant the schedule of works you undertake to do and discuss the ones you feel the tenant is liable for. Try to deal with it as amicable as possible.
