My tenant has advised me that she will not vacate my flat at the end of the S21 notice period (in early August). The tenancy agreement we have states that I can access the property with 24 hrs notice and I want to check the state of the property but the tenant has told me she is within her rights to refuse me access. Do I have any rights in this instance?

Emma Chandarana I would be interested to know if you did gain access by just going in. My property needs work doing but they won’t give me access despite clause in the tenancy agreement that says 24 hours notice.

Nearly all tenancies have clauses written in them;
(1) You are permitted to inspect your property
(2) Upon the tenancy coming close to expiring the landlord can show new tenants the property

So the tenant is wrong is saying you do not have a right (provided your tenancy has the relevant clauses.
