How to Rent Guide: You MUST serve the latest version on prospective tenants, Renewals

December 2020 New How to Rent Guide

Granting a new tenancy, you must now provide December 2020 version of the How to Rent Guide. All members can download the latest version from the link at the bottom of this page. 

The Government has just released the new “How to rent” Guide. All landlords and letting agents are reminded they must provide this latest version to all prospective tenants or on any tenancy renewals.

The requirement to provide tenants with the Government prescribed “How to Rent” Guide came into force five years ago. It is mandatory for landlords and letting agents provide the latest version of the “How to rent” Guide. 

Landlords who fail to provide the How to Rent Guide or give the wrong version will not be able to serve a valid section 21 notice until they comply with this requirement.

The Government has also updated the How to Rent a Safe Home. The reason for the new Guide is, so it reflects recent legislation changes made since the Guide was last updated in June 2019.

These include recent legislation like the Tenant Fees Act 2019 and the Electrical Safety Act 2020.

As a tenant, you will need your i.d.s like passport, full drivers’ licence and a utility bill or evidence of residence. You will have to provide proof of your right to live or remain in the U.K.
